Something I Realized Upon Joining the Cebu Real Estate Industry



If you have been living in Cebu City for quite some time now, for sure you cannot help but notice the immense developments especially with Cebu's real estate industry sprouting all over our lovely island. In just the last 5 years alone, IT Park in Apas, Lahug has drastically morphed from mere grassland to concrete jungle teeming with "millennials" buzzing about their consumerist lifestyle from sunup to sundown.



Everything looks so promising economy wise and I feel many have felt that the recent improvements in structures and commercialism are also commensurate or proportionately attributable to healthy employment opportunities in the region. Consequently, young professionals are earning more and with that naturally comes a stronger purchasing power and confidence in spending on the non-essentials. In short, people now have money to burn.  

And when you have money, all seems good isn't it?

The problem with having money or being liquid - and I mean financial liquidity - is the fact that you will always be lured into buying something you really do not need.  

You save because you spend.  When you have had this cycle of divesting disguised as saving going on for a while and reach the time when your earning capacity wanes, almost instantly you will find yourself going into debt and deeper down thereafter.  

Cut your spending lifestyle and put your hard-earned money in investments  that cannot be easily corroded by inflation such as something as promising as CEBU'S REAL ESTATE

  1. Ugh I'm so guilty of being a part of the consumerist compost pit T-T I'm trying my best to change that, though! I'll keep you and your post in mind if I finally decide to invest in real estate.

    1. emotional buying is a hard hard habit to kickout.. I am trying right now to practice a frugal lifestyle and it's depressing at first ehehhe but im feel rewarded every time i realize i have something left to keep aside.

    1. i had a stint in the call center industry back in 2006.. selling was not my high points back then and even now im not much of a hard seller.. but when im passionate about lifestyle change like my advocacy for taking care of personal finance then sales tend to follow suit. i aim more to educate than to sell tho.. ^^

    2. That's true, sales will follow if you truly believe in you helping people. That's what I learned also when I had a stint with philam life, I did not hard sell, but by educating people, the sale will just follow. I'm still doing sales for maxicare now, hopefully, ingun ana sad akoang maexperience

  5. One of my best friends is a real estate broker and she's really good. I'm not sure I can be as good as her though because I don't have the skills. I want to invest once my mind is completely into it. Kudos to you! :)

  6. All of those real estate jargon and calculations give me and my partner headaches ...hehe so going into brokerage have not crossed our minds. Anyway, we recently purchased a new house and lot just here in Lapu-lapu and that's already a good investment of hard-earned money on our part, I guess. Wishing you luck on this extra gig. Cebu's economy is indeed going forward and so is the real estate industry. You are on the right track. :-)

  8. November of last year, my boyf and I finally decided to invest our money into something bigger since we're not getting any younger already and of course, we have a baby and diha rasad mi padung. So soon we'll have a new home!

  9. I have a question, a colleague asked me if it's okay to invest in a Condo unit as an investment (not as homeowner but to rent it out to somebody)? I've been wondering that myself because I heard you only get to use the unit for 50 years lang. So yeah, I've been thinking of about investing in real estate, too.

    1. hi jaz! Personally I do advise my clients that condo's and social housing projects are very good investments for first timers. especially now that the real estate industry is aggressively filling the housing deficit. However, there are a lot of factors you also have to consider when deciding which type of property to invest on. Real estate investors will always say that it is elementary in any business to consider LOCATION, LOCATION, LOCATION. I always ask my clients the main purpose of their purchase so that I can narrow down their options to something that really fits their projected needs ex. long term home, home after working in the city or investment to be rented out.
